the house we move into in mar was suppose to be ready by Christmas. Over and over and they tell you that thay will fix it. I moved in and gave them a list , here the ? after 6 months I had to make arrangements with the contractor. I HAVE A MY HEATING AND AC ALONG WITH MY WATER HEATER IN THE MIDDLE OF THE GREAT ROOM. THEY AGREE THAT THATS ITS A PROBLEM BUT ALL THEY HEAVE DONE IS MAKE NEW HOLES IN THE WALLS , WHEN IT GOES OFF YOU CANNOT HEAR. THATS THE NORMAL PEOPLE WITH DECENT HEARING. I AM A DISABLED VET , WHO WAS SHOT IN THE HEAD AND HAVE A SIGNIFACANT LOSS OF HEARING, BUT THEY SAID IT WAS ON THE PLANS , IT WASN'T. ITS THE WHOLE DEVELOPMENT. AND OLD DELAWARE HAS NO BLDG CODES SO THE PERMITS AND ETC IS FOR THEM TO HIRE , CONTRACT OUT TO AN INSPECTION COMPANY TYO DO INSPECTIONS. when we discussed the purchasing it with the sales man we discussed two zone heating, so we moved in and yeap no 2 zone nothing,. also aganist my better judgement i used thier attorney.

The absolute worst workmanship i have seen in new home construction. They are selling houses that shouldn't pass code inspections. In our basement they installed a lolly column after the floor was poured and had no support. they are finishing basements and getting them passed with code violations. .TERRIBLE HOMES. DO NOT BUY ONE> they do not care about there buyers after settlement. they sub contractors are completely oblivious to what good workmanship is. Crap Crap Crap.

There is nothing I can say good about Gemgraft. Shoddy workmanship, poor sub/contractors, job supervisors that do not care and a sales department that will tell you anything to make the sale. I have bought new homes before, but this is the worse. They say they received an award for quality, what they really should say is "Buy a Gemcraft Home, WE DON"T CARE"

Quality - WHAT QUALITY?? From the sale to where we are now I would not even give Gemcraft a 1 out of 10. Shingles missing, mud in the basement, broken promises, HORRIBLE finish job. Basicly once the sale is completed THEY DO NOT CARE. I have a 28 item punch list with 6 left for 2 1/2 months ago. I would not recomend!!
