Grant Hill Estates Imperial Development Primus Construction Coventry CT Appian Way Hartford area

LOTS of aggravation and NOT a pleasant experience with Primus Construction or Imperial Development. In my opinion, the builder Imperial Development / Primus Construction made promises of features during the sale of the home and lot and did not finish these features by the revised agreed upon closing date. The home was 85% done at the contract signing, the builder had four months to finish and failed. An escrow account was set up for unfinished items, I had to contract and get the work done myself and now the builder has failed to agree to an agreement to settle the escrow account. ****At the closing the builder tried to charge over 5,000.00 for tile installation that was NOT in the sales contract! ****The builder was NOT prepared at the closing. ***The closing was almost six hours long! There have been problems with the home: 1.) An uncapped sewage pipe in the basement letting poisonious and flammable gases from the septic system into the entire house when the air-conditioning fan turns on. 2.) After one use, some cermaic tiles in the Master Bath shower stall cracked four feet continious in two spots! I have been unable to use the shower since. Waited over 60 days and still has not been repaired! 3.) The central air-conditioning was not installed correctly and water leaked from the unit on the second floor onto the bedroom floor. Luckily I was home or the damage would have leaked to the first floor and been a disater! 4.) The fire hydrants on the street are only for flushing the lines. My homeowners insurance was increased when the insurance agent & his inspector called the Fire dept and found out this information. 5.) The builder used wood underneath a retaining wall that holds back soil from the basement walkout, a reputable local paver & patio contractor estimates it will cost $ 9000.00 to replace and repair the wall. Without the repair, the wood will rot and the 6 foot wall will likely crumble. 6.) Primus construction uses old fashioned nails which have started to pop out on the sheetrock, instead of Sheetrock screws! Another headache. I'm not sure if nails are allowed by building code? In my opinion, Nathan Primus, Imperial Developlent, Primus Construction the builder could not meet the revised closing date he agreed to and turned over an unfinished dirty house to me. In my opinion, lots of promises and little results from this builder. Unable to multi-task and get basic construction projects done in a timly manner, my REALTOR had to spoon feed the builder a daily to- do list. This is the reason to have a detail orientated Buyers Agent! My attorney is filing a lawsiut in court against this builder for unfinished work and on warranty issues. I will be filing a complaint with the Connecticut Dept of Consumer Protection against Imperial Development for unfinished work and warranty claims. Coventry is a beautiful place to live! Grant Hill Estates I highly reccomend...Buy a LOT! However +++"BRING YOUR OWN BUILDER"+++ and avoid a lot of aggravation and frustration! There are lots of experienced builders in the area to choose from. *Some positive notes: The interior painter did a nice clean job and the electrician reacted quickly to get any repairs done. The finish carpenter did nice work.
