My dream home has turned into a nightmare! The basement foundation is cracked and leaking because the graders covered the foundation drain tubes and hydrostatic pressure built up against the foundation walls causing severe cracks exceeding 1/4 in in width in no less than 4 spots. Since we experienced a drought during my first year of occupancy....the pressure causing the crack built up slowly and we did not realize there was a problem in the basement until experiencing heavy rains and it flooded. the flooding caused mold and mildew to saturate the carpet drywall at the bottom of the basement stairs. the smell of the mildew is what caused us to go below and find the damage. We have had to hire an engineering company to come out and determine structural damage and estimate repairs at 13K. When notifying builder of this problem, he said "Your 1 year warranty was up last June." Still to this day no help from builder. The plumbing in the house stinks, septic problems. The cabinetry is pulling away from wall and has never been level. He put the smallest and cheapest HVAC system in that he could find, and the heating/cooling bills are astronomical because it is running constantly. Don't hire this builder!!!!

Document everything in writing and triplicate! Promises made during construction were worthless later because this builder said, "that's not in the contract." Calls are never returned, warranty work has never been done, but the worst is being lied to with empty promises.
