Unfortunately intentions and actions are not the same. Cost is lower than most but is increasing.
Quality is mixed depending what subcontractor he gets. If you can, be there to monitor critical things yourself, such as shingle type, (if you wanted upgrade), garage door height, changes to plan, etc. Does not monitor jobs well - too many going at once.
Very nice to deal with and is aggreeable, but if you want something different than usual, it probably won't get done even though he says it will. Needs to get in the contract or addendum with price if you can ever get hold of him. He usually doesn't return calls. Don't close unless done. If not done hold money in escrow no matter what he says because you won't see him again after you pay him. Allow for a few weeks delay in spite of what is said. Electrical contractor is no help at all in adding custom or extra lighting. Study it yourself or get other help. Basically mediocre work, components, etc. but for the price maybe it's typical. If you are particular, find a custom builder and pay the extra. Also watch out for his agent- get everything in writing! Word is nothing in real estate and they know it and know you probably don't.
