I purchased a spec home in March 2005 and before we closed on the home we have had problems with the builder repairing defects. To name a few: garage door was broken and never fixed before we closed, grading in backyard created a swamp, 2nd floor bedroom floor needed to be ripped up-framing issues, catwalk has framing issues, water leaks from defective plumbing, hardwood floors separating, carpet pulling away from floors, toilet was missing the wax seal, bowed studs in kitchen walls, etc.
