We are very disappointed in Toll Brothers.
We are very disappointed in Toll Brothers. The headlines of falling housing start numbers, inventory and struggling builders can't begin to describe what my family and I have been through with TOLL BROTHERS INC in recent days. We all know what rolls downhill, but Toll Brothers repeated broken promises and outright lies and threats to me and my family are unconscionable. As a conscientious member of the financial community, please take a moment to read my story -- and allow it to inform how you counsel all who deal with TOLL BROTHERS stock. The numbers on the ticker impact families like mine more than you know. This is what happened to me -- after we adopted two children from Ukraine and outgrowing our home in San Jose, we decided to leave Silicon Valley for a opportunity in Pennsylvania. We thought that selling our home here and buying a home In PA. would be relatively simple, and Toll Brothers employees told us it would be, assuring us that they would help us with a bridge loan while we sold our California house. Toll Brothers Inc told us to come out to PA and we could move into the house as soon as it was finished. They told us that they could do a bridge loan and we could sell the house in San Jose up to ~90 days after moving in. Four days before we were supposed to move in I received a phone call on the way to doing our final walkthrough. I was told that we could not move in. We had nowhere to go! Based on their assurances, my whole family was in PA with no place to live. The Toll Brothers project manager told us to find another place to live until the house in San Jose sells. We were not prepared for this at all. We had stuff coming from CA, we had our pets in kennels and pet sitters. It was now a huge mess. We were threatened by Toll Brothers that they would have their lawyers come after us if we backed out of the house we were trying to purchase. They also commented that they would hate for us to have to file for bankruptcy in PA. if we decided to cancel our contract with Toll Brothers. This happened after the first couple of weeks we were told we could not move in. Toll would tell us they could help get us a loan, the very next day they came back and said "Sorry but we can't get the loan now." Toll Brothers was charging us interest on the house as we were paying rent at another townhouse. With a wife, three daughters, dog and a cat in PA it was pretty tough to find somewhere to live. Luckily a co-worker offered to let us stay at his place. If he did not come through for us we were going to really struggle. Fortunately, Bank of America in California came through for us when Toll was continuing to threaten us. Bank of America provided the loan that we were trying to get from Toll all along. Bank Of America understood our goal and came through so professionally. I am sure we are not the only family going through this.

Toll Brother's -- Poor Customer Service, Poor Quality, Lack of Responsbility
18 months after settlement, I have PRE-SETTLEMENT issues still open. These are violations against County Land Use Codes yet still remain open issues that I have to fight thru the County as Toll refuses to acknowlege them under warranty. Have had to go to County Councilman, State Representative, etc. to get attention and action from the builder. During the building process, Toll Brother's Inc "forgot" to install a window in the Laundry Room. How can you forget something that's on a blueprint? Furthermore, they applied the blueprint of another home to mine having to tear out my dining room framing and re-do it. I had to tell them it was wrong! Completely unprofessional staff, not willing to listen to the customer after they got a signature on the contract.

Pooir quality materials and shoddy workmanship.
Primary contractors, sub contractors,prior's ractors, etc. There was a titular responsibility of the primary contractor's subcontractors but as the chain freom primary extended downward to successive subcontractors the accountability was not good. Workmanship was often shoddy. Quality of materils often saub-0standard. Windows were often ill fitting. No optional choices for windows. The Andero windows were not able to be cleaned from insidwe of home. They did not tilt. For older purchasders in an over 55 community this was a disappointment. Upgraded hardwood were expensive and even with two upgrades the floor slatswere very thin. They not installed very well. Theyt had to come back twicew to replace3 floor boards. Finish of floors was marred by some stain or paint that fwll on a porion, was wiped up but could easily be seen as not right. The upgraded Heating/AC system was not installed with all the upgraded featuires o[perable. Furrther the Aprilaire was installed without a tap beeing made in the cold water line for humidity source. This was not discovered un til the annual tune-up. There were many less critical shoddiness. The vinyl siding (no upgrade choices) were installed in a poor workmanship maNER AND DURING A MEDIUM WIND STORM MANY OF THE SIDING STRIPS CAME LOOSE. This has been a major problem for someowners. The stromk water drainage was p[oorlycompleted. I could gfo on but I won't If you want to talk to me or othe homeowners I'd be glad to do so.

Purchasing a home should be an enjoyable experience, and initially it was. We had a great experience with sales staff especially the sales manager who was very knowledgeable, courteous and professional. However, once we had to deal with the construction staff, things changed. We identified a discrepancy between sales brochure and detailed plans and had to deal with the construction staff to get it resolved. We met with them many, many times over a week or two. During the meetings, the construction staff acted very unprofessionally including yelling at us. They also tried to make us go away by telling us that they would let us out of our contract. We were treated like the "bad guys", when we were the ones who found a mistake nine months before construction started probably saving Toll Brothers time and money in the long run . We felt that we deserved better treatment. A compromise was eventually reached with the help of the sales manager. From that point on our change request were quickly denied. It seemed like it was some backlash from us pointing out the discrepancy between sales brochure and detailed plans. When we met with the construction staff for the pre-drywall inspection, it was another bad experience. The walk-through of the second floor went okay, however, when we pointed out that a light was not centered in the eat-in kitchen, the walkthrough went downhill. Our expectation was that we would be able to request minor adjustments especially in lighting placement. In fact, that is what we were told by the sales staff. When we brought up the fact that one light was not even close to being centered, we were yelled at and treated unprofessionally (again). We were told something like ... we're not here to make you happy; we're just here to show you what was done. If it's not on our paper, then we not changing it... We spent more time arguing over the light and the process then it would have taken to move it! The walkthrough was a waste of time. This would be a good opportunity for Toll Brothers to improve the customer's experience. Let us make minor changes like adjusting the placement of lights. These things are not as easy to see on paper as they are in person. We identified issues at the pre-drywall inspection that were ignored initially, and they became more difficult to fix later on. There was a pipe in laundry room wall that was protruding. I notified the construction staff as soon as I noticed it. I was told that it would be fixed before drywall was installed. Drywall was place on it anyway which caused a huge bow. This was still being repaired three weeks after settlement. We also identified problems with the position of the lolly-poles in the garage. They were hanging over the apron. The "fix" was to cut-out and re-pour the apron. Now there is a seam in the concrete between the apron and the garage floor that will undoubtedly cause issue in the future when the concrete expands and contracts. The flood light option was initially missed and installed later. The floodlights above the garage where installed very low. We were told that this is "code", however, other homes next to us are not installed that way. As construction continued, we caught subcontractors urinating on the sub-floor in our house and neighboring houses on several occasions. We brought it up several times, and we suggested placing port-o-potties nearby because the closet one was too far away; but nothing was done about it. Toll Brothers should pay closer attention to the subcontractors they hire. During a severe rainstorm, our dining room window and kitchen slider were left open. When we saw the hardwood floor the next day, there were puddles of rain on the cardboard that was on top of it, and the hardwood floor was extremely we underneath. I'm not sure what damaged this could cause, but I know that hardwood floors are not supposed to get wet. We reported several construction issues along the way, but we did not get much feedback on our questions/concerns. We monitored the construction progress of the house. When we noticed something that didn't seem right, we brought it up with the sales staff, and they wrote it up. For example, damaged window panes, wet hardwood floor, missing insulation, cracked sidewalk, incorrect daylight basement railings installed, etc. We did not get a lot of feedback on the items. Some items were fixed, but we didn't know ahead of time whether they would be or not. This may be another area that Toll Brothers can improve. The pre-settlement inspection went well. We were treated with respect and there was no yelling. The construction staff agreed to fix the items that we pointed out. The final inspection was a disaster. I'm not sure what happened between the pre-settlement walkthrough and the final walkthrough, but many of the items that were supposed to be

They paraded me through a model home that is built by quality subcontractors, then they hire cheap labor to build your home and don't think anyone notices the quality differences. After they get your deposit, the sales person then treats you like crap and doesn't know the answers to any of your questions. From then on...it's all about meeting your delivery date, regardless of whatever happens, so they don't have to give your deposit back. After being in my home for over 2 years, they have finally started to address major issues because my neighbors started to contact the media to bring attention to their issues. You would think that spending over a half million dollars would provide a house that had even drywall seams, doors that shut properly and screens that actually fit the windows. Toll Brothers promotes using Andersen windows. But what they don't tell you is they use $6 screens that are warped and do not lock into the windows properly. The windows are made by Andersen, but the screens aren't. All to save a few bucks on a home. Every neighbor I met after I moved into my neighborhood despised Toll Bros. Everytime Toll came out to inspect warranty requests they blamed the homeowner for creating the problem. They told me the scratches on my windows were because I took a razor blade to them. They told me the uneven cabinet doors that didn't even shut, were no big deal because afterall..."they'll all do that over time". And when I tried to take my problems to executive management, they send you right back to the same incompetent people you originally had to deal with. They are true masters of giving someone the run around. Over 2 years later, with nearly 200 homes in my development...Toll is still waiting to pave the roads because they just cannot seem to find time to coordinate things with the township. Every 6 months they tell us they will be done in another 6 months. Latest date from Toll for paving the roads is now 3 years from when we moved in. I could tell you more stories of my homebuying experience which you would not believe. All I can say is do yourself a BIG favor...don't ever consider buying one.

To say the quality is poor is an understatement. Most defects requred visit after visit to get fixed. I spent countless hours away from work at my inconvenience to wait for Toll Bros. reps and/or contractors to review and/or fix defects. Following is a list of problems that I have had with workmanship and the number of visits that were required to fix these problems. These visits DO NOT include the initital visit by the on-site head contractor. Sinkhole in driveway (3 visits to get it fixed), garage door light that worked sporadically (3 visits to get it fixed, was told first 2 times that problem was solved), crooked garage door with handle that wouldn't lock (1 visit), leak in ceiling (2 visits, initial repair wasn't right), leaky crack in basement wall (3 visits to get it fixed, was told first 2 times that problem was solved), water in basement (1 visit, fixed after sump pump installed), leak below and above sliding glass door in basement (5 visits and still leaking today, re-caulking was done around bottom of door 3 times, patio in front of door was re-poured once, crack in bottom of door was repaired once, flashing above door was repaired once ... yet water still comes in). There are many other things that were taken care of pre-settlement but should never have happened ... the wrong color tub was installed, a bowed wall in the living room had to be replaced, carpeting needed to be re-stretched prior to settlement, etc. I feel that these issues are above and beyond any reasonably expected defects. I purchased a much cheaper new house prior to this one from another builder and I can honestly say that there was not ever one problem, not even one nail pop. Toll Bros. should be ashamed of themselves to use the words "quality builder" in their slogan.

I was very surprised at how pleasant our experience was with Toll Brothers, especially after reading many bad things about them on HADD.com. The staff was helpful and always willing to listen to our concerns. Some people don't realize that home construction is a cooperative process. STAY INVOLVED! Hire a new construction home inspector, have him visit at every major stage of construction, visit the site every week if not more often and when you see issues report them right away. I did with Toll Brothers and they addressed everything within a day or two during the construction process. I worked with the construction managers like a team, when I saw a problem I told them or faxed them about and and they would call me back and tell me what they were doing to resolve it. They thanked me as a couple times they stopped the process midway and saved repair money. Plus they could address my issues all during the construction phase instead of during the last week before settlement.

We are closing next week--maybe. The experience has been hellacious, to put it mildly. The workmanship is shoddy; hardly commensurate with the 600k price tag. They were very courteous to us--until they got our down payment. Then we entered a mill, and were pinballed from one rep to the other. They are TERRIBLE. I've never been so upset in my life. Toll Brothers business ethics are non-existent; their process is a travesty. Save yourself time, money, and heartache, and do not buy a home from these sleazy THIEVES!!
