New House (new build or just new to you) -- do lots research & expect many bumps!

Service after the sale/closing was next to nil. As a matter of fact -- I just had the FINAL Walkthru today(4/26/07)! The house began being built in April/May 2006 -- assured that it would be done and livable before school started in Sept. NOPE! Didn't move in until end of Oct, actually 1st of November 06. Just a little caviat -- I moved in solo d/t the intense nature of building a house Mind you a 4-BR house), financial burden, schooling, storage, moving...etc. If I can be of any assistance to anyone buying or especially building a new home, please make sure that your relationship is strong and can withstand MANY bumps and bruises along the way b/c it's inevitable when building. The various problems I had, one of which was major -- took several months to be fixed. Some of the smaller items, were blown off until I stated that I would soon get an attorney involved b/c a final walkthru is common with all builders and very imperative as far as I am concerned. You pay a lot of money and big or small -- You expect it to get done right! The land is all mine (5 acres), bought by just driving thru the community, within short distance of major cities ans shopping. Very Close to the interstate, but far enough away at the same time. Don't rush building a house, talk to many builders, do lots of research - which is what I did prior to the actually final plans -- but I never actually spoke to anyone that had their house directly built by these people,,,,I feel that service after the sale was likely the same with them as well. Oh yeah, and never, ever move in to a house (existing or newly built) without a Final Walkthru with the builder and/or their representatives. I had little choise, but still should never have moved in without the Final Stamp of Approval by ALL.
