Ryland has frustrated me so much. It has taken over 8 months to deal with issues with my home, many which were established prior to closing. I filled out their survey, as requested, to give honest feedback. Some of my harshest criticism (at the time) was of the salesperson. To my amazement, that survey was given directly to the salesperson to confront me on the issues. How ridiculous! I went round and round with the Head of Sales and Marketing, trying to get through to him that this wasn't good judgment for Ryland to think I wanted to discuss the issues I had with. If the salesperson's boss had called me out of concern, I would have been happy to discuss the issues. The survey gave me an unrealistic feeling of confidentiality. The warranty work has been incredibly frustrating. For about three months, we dealt with numerous visits causing much time off work. Time and time again a visit to fix one item would either go unresolved or something else would be affected as a result of the visit. A chip in my bathtub took over 10 visits to resolve. A damaged stair railing post was replaced. It was unfinished and lacquered once installed. They didn't bother to cover the carpeting on the stairs, so the over-spray ruined the carpet, causing an additional visit to repair that problem. So many of the problems are dumb little things that a little common sense could have prevented. A seam in my original kitchen countertop was unable to be leveled after numerous attempts. The countertop expert came in and said that with all the attempts he could do nothing more. The countertop was too damaged on the underside to work with. Ryland finally ordered a new countertop. I was PROMISED my kitchen would not be dismantled to replace the countertop. The countertop was to come in separate pieces for installation. The countertop arrived partially assembled. My double oven and its cabinet (the largest cabinet in my kitchen) had to be completely removed to install the new countertop. the new countertop did not fit properly. It was about 3/8" smaller than the countertop they removed, causing a larger gap at the wall that is too large to caulk. Their first solution was to cap my kitchen countertop with shoe molding. It looked simply ridiculous! I didn't spend $330K on a house to have to cover up their shoddy workmanship with a piece of shoe molding in my $10K upgraded gourmet kitchen. The head of contruction tried to tell us a 1/2" gap is able to be caulked. The countertop installers were clearly in agreement that the countertop did not fit sufficiently. Ryland finally acknowledged that they should have sent someone in to measure our exact kitchen rather than using the plan dimensions. they gave us an allowance to cover the gap with tile. I could go on and on with examples, as I have many more. I wrote an extremely detailed letter (over 10 pages) expressing frustration about our experience to the Regional President and copied the President of Ryland. I sent both letters via Fed Ex so I could verify they were received. To this day, five months later, I have received no response.

After nine years of trying to repair our sagging subfloors, Ryland Homes abandoned us. We feel they had no intention of repairing our home

We have nothing but excellent things to say about our home. We closed on our home in Fishers in June, 2001 Our sales representative was knowledgable and helpful. If she did not know the answer to a question, she found out in a very timely manner. Our construction superintendent went above and beyond. He not only agreed to do a small change from the blueprints for us, he had that change incorporated into the base plan. We experieced only 2 problems. (one of which after the initial warranty period) Both were taken care of within a week. We have lived in our home almost 5 years now with no further problems at all. we are currently discussing building another Ryland home

It took Ryland 3 months after we closed to get the stupid numbers on the side of our house. We used their Mortgage and Insurance companies and what a mistake that was. Ryland Mortgage was horrible. The only reason we closed when we did was there was a stipulation in our agreement that stated if we didn't close by a certain date they were responsible for our housing and storage costs. We closed on that last day.

I would never recommend this builder. From the Shoddy workmanship to the defective materials used to build the home. They do not stand behind their product. My window is rotting because of shoddy workmanship and they refuse to fix it. I've caulked and painted it twice and then realized that water is funnelling behind the window and rotting the wood from the back.

sales rep had no knowledge of product. builder's service department is terrible-never available even took the master bath sink apart and left it tahat way for a week. would never ever buy form them again.
