Had I know what kind of company Juliet Homes was, I would have never bought.

I purchased my home in September 2006 from Juliet Homes. Had I known what kind of a company they were I would have never bought a Juliet Home. For starters I was pressured in to closing on my home before it was complete. As a result there are still items in my home that are not finished. Although they have made an attempt to repair some of the items; 75% of what they have tried to repair has either made the original issue worse or incomplete. Also, Juliet is in financial trouble and has stopped paying their contractors, as a result I have received liens on my home totaling over $10,000. I have lived in the community for over eight months that the gate for the community is still not complete. When I contact anyone from Juliet regarding the issues on my home they do not answer or return my calls. Another problem I have been faced with while living in my home was an open electrical permit. Lastly, due to Juliet’s incompetence my community has not gotten to fully utilize services of the warranty company or homeowners association. Also, there are at least six other homes in my community that have similar issues. Had I known what I was going to incur all of the problems with my home as a result of Juliet’s incompetence I would have NEVER purchased a home from Juliet Homes. I warn anyone willing to buy a home from Juliet Homes. Many of the homes that are currently under construction have been sitting idle for over six months and have been exposed to every element of the weather, and with Juliet’s history I would not trust them to do the proper remediation of these home before they finish construction, if in fact they ever plan to finish construction.

WARNING: DO NOT buy a house from Juliet Homes. I bought the house new in 2005 and followed the construction process in an almost daily basis. The contractors were almost never supervised by the builder's construction supervisor, so the quality of the construction work was horrible. Some of the problems I noticed were fixed, but only after constant persistence from me and my inspector to make the fixes. It seems the builder purposely delayed the completion of the house after I started catching the construction problems. The builder's construction supervisor was useless when I told him about the problems. Some of his replies to the problems were "No house is perfect." and "You can fix it after you move in" or "I have 25 other houses to keep up with". One day, the sales representative also warned me that I was not allowed to walk around the house during construction process (due to safety issues). I'm never buying a new house from this builder (or it's other divisions) ever again. Juliet reminds me of used car sales. Promise everything but deliver cheap and shoddy house. Refuse to stand behind warranty. Installers have told me they were told to put it in the cheap way. It is up to the buyer to find the problem and file a claim.

My home was 9 months behind schedule - the deck had leaks they needed to repair. I had a difficult time getting out of my contract, so waited it out and finally closed. Overall, I was not impressed with the high pressure sales tactics the sales agent used and the lack of service in getting small repairs done. They said they would fix a leak from the entry way door, and have failed to respond. That was 6 weeks ago. I also complained about the a/c unit not blowing in the living room. I think it was hooked up wrong. I have yet to hear back from them on that one. I don't think they are in the service business, just the one call close mentality, which should not be like that for the biggest investment i have yet to make.

Juliet has unsatisfactory status with BBB and is not a registered builder in state of Texas. If you need repair work done, there is no one to call.
