Comments:

They foist off shoddy construction to buyers. They have high turnover amongst their personnel, which I am sure exacerbates the problem. They subcontract work to folks that subcontract it out further. Many of the workers do not seem to know what they are doing. They also create more problems and damage. I won't buy from these guys ever again. --They are at the rock bottom of the JD Powers Survey of Phoenix Homebuyers for a reason. Live and learn. Customer service manager promised to fix things expeditiously and to PAINT MY HOUSE WITH CUSTOM COLORS AT THEIR EXPENSE (they refused to put anything in writing). They'd initially installed 70++ chipped tiles ---and concealed the chips w/ grout (tile and grout were dark green --when chipped, white and terra cotta core were evident). Their first attempt at demolition and re-installation was horrifying. They ignored my pleas for a different crew after the first day's work, and let them continue. The crew damaged the walls, doors, appliances, mouldings, etc. When the manager finally came by the house, he said he was shocked and I'd a right to be angry. This crew also installed more chipped tile unevenly to boot. He said they'd have to conduct a new demolition and install. This tile had production problems, so asked me to pick another tile. I asked for the tile in the model and for a supervised crew. Well, the 2nd reinstall was delayed. My calls were ignored for 30+ days. Finally they initiated the 2nd reinstall. I had a new service manager. The tile team had a supervisor steadily present on the first day, but not after that. The workers installed the tile in the kitchen crookedly, so it had to be ripped out and redone. There were other delays. I was walking on cement and tile shards for over a month, and I had a toilet in one of my tubs for almost 3 months. Nicholas first promised to finish everything by beginning of Nov., then by Thanksgiving, then by Xmas, then by Jan. Now they've a few outstanding items - cabinet repair, carpet repair, repair damage to tub, faux marble, (all damage made/worsened by repair workers) --and the painting. I asked for replacement carpet as the tile dust from the three demolitions was permeated it, but they refused. I closed Dec. 2004 - and kept trusting their empty promises.

The initial sales person was most convincing that as a small builder customer satisfaction was top priority. Nothing could be farther from the truth. While the models were exquisite, the finished result with our new home left MUCH to be desired. We were close to being forced to use their "recommended" lender, their "recommended" appliance people, flooring people, countertop people and other vendors. The exact same appliances could have been purchased at Sears (Bosch/Kitchen Aide/Whirlpool, etc) for $ 1100 less. The custom countertop required a $ 349 faucet that can be purchased at Home Depot for $ 169. On move in day, the gas was not installed, and the washer was not piped properly causing water to flow eveywhere. Many scratches on the windows, excessive stucco and paint on the concrete walkways, sliding patio door had a bent track. After a year of haggling with very little results we hired an inspector who found almost 100 defects from broken or cracked joists, ineffective AC, cracked.broken roof tiles, vents installed incorrectly or not at all, cracked bowls in the bath c-top, and the list goes on and on. The fixtures installed, i.e. lights, towel bars, TP holders were the cheapest they could find. After now 2 1/2+ years, Nicholas Homes has gone through 5 or 6 people who supposedly are hired to satisfy customer complaints. Promises are made, but seldom followed up on. We would never, ever, again, consider a home built by Nicholas Homes.

Have been in our home for only 8 days and already are contemplating putting up a for sale sign. Workmanship and materials of extremely poor quality. Customer service sucks or is non-existent. 95 punch list items at final walk through. Had to use their lender to take advantage of $10K pricing incentive and then we had to pay almost $3K in lender fees. All we wanted to do was to pay cash but Nicholas Homes wouldn't let us take advantage of the pricing incentive if we didn't take a loan. Also paid for paint upgrade and two-tone painting which totaled approximately $4500 and it wasn't worth it. Paint is cheap and many areas of the walls appear that they weren't even sanded before getting painted.

Nicholas Homes uses uneducated, unskilled laborers who generally create more damage while they work. They are disorganized. I have been in my home over a year and they still haven't fixed all the punch items. I had a home inspector in --for an annual inspection---just a week shy of my first full year in the house. He said the house was uninhabitable and that I should call a lawyer. I have several calls into attorneys now. This is a darn shame. Nicholas Homes are beautifully designed, but they are not able to execute. It's just a shame.

One of the realtors is very unprofessional and has an attitude problem. Nicholas Home employees talk bad about one another in front of home oweners. I have owned my home for 2 months, and it is still not complete. I was forced to sign at title, never received basket, never had an orientation. My home was flooded twice already, pipes were put incorrectly from beginning, very bad, no not recoomend builder!

300K house. Intial move-in: no power, unlevel ceilings (too much to list here). Removed drywall in 60% of the ceilings upstairs to repair damages. Had to do this multiple times and they never seemed to get it fixed properly 3 Years later - still have disputes w/water leakage at French Doors. They have replaced 2 sets of french doors that have leaked, thru sub-floor and thru the ceiling below. Have replaced sub-floor and door again, but still have not resolved issue. Their next approach is to install gutters. The source of the leak is under each door, so we know gutters will not solve anything. The floor in our upstairs room has been ripped up for over 4 months now. Mold damage was initially fixed, but exposing more of the floor, exposed more of the mold. Beware of this builder's shameful treatment of customers and shoddy workmanship
