Van Zandt Homes, owner Paul Van Zandt
Paul Van Zandt is a custom builder and owner of Van Zandt Homes located in Arlington.
We contracted with him in 2/06 and the projected was to be completed by 8/06. We closed 10/25/06.
Initially we worked well together. However, once the stucco work started the problems started. His sub-contractor took longer than expected, the quality of his work was lacking and he even walked off the job. We finally closed on the house 2 months late. We do not believe that Paul did a full construction detailed cleanup of the house before we took possession because there was glue all over the wood floors, grout on the base boards, and stucco on the outside window edges, in addition to other things. Also the punch list was never completed. That list included touch up paint, interior and exterior, chipped cement, and other things. We have also request the warranty for the Senergy Stucco product, only to find out that he did not use the complete system, his sub-contractor was not Senergy certified, and that there may be only a short term warranty for what he used. We have already seen multiple cracks in the stucco. In addition we have had 2 roof leaks. One has been repaired completely. On the other, we have been waiting for the drywallers and painters to show up since March. Another problem discovered in May is cracked sheet rock. Since closing, Paul has been very difficult to get in contact with and he is not good at returning calls or responding to faxes or emails. We have contacted the TRCC but there is nothing else they can do unless we file a formal complaint and have an inspector come out. That will be our next step.
