The only way I would recommend a Savannah built home to anyone would be if they were buying a re-sale. Chances are that the first owner spent the first year trying to get Savannah's to fix all of the problems, the second year complaining that they had made a big mistake by buying and the next 2 or 3 years having the issues repaired by someone else so they would know it was done right. After 4 or 5 years and alot of money, someone might be able to iron out some of the issues.

RUN AWAY from Savannah Homes! The quality of the homes this builder offers is terrible- nothing is straight (we have WAVY walls!) and I know that I could have done a better job drywalling, texturizing, and even measuring and installing trimwork. Their goal is to build fast and build many, NOT to build well. Having owned our home for over two years, I have learned that even though they act nice and helpful over the phone, all they care about is making money, they don't care about the quality of their product or the happiness of their customers. Several problems we have with our home have STILL not been fixed- although we've been told multiple times that they would be fixed. If they tell you over the phone or in person that they will do something to fix a problem, REQUEST IT IN WRITING!!! (Don't just take their word for it!) The day I am done with Savannah Homes and the "association" (S.H. still has control over the association, the homeowners DO NOT) will be a great day. They are difficult to deal with and have poor organization and communication skills. Their office staff starts out friendly, and as you continue to voice your opinions to them ("Please fix these problems...") they get progressively ruder and less likely to respond promptly or at all. Please think very long and hard about purchasing a Savannnah Home. I know that the houses are cute and have great floorplans for a great price, but in the end, is it really worth the headache?

You would get better service, and a higher quality home if you lived in a van down by the river.

Avoid Savannah Home like the plague. Bought our house new from them a few years ago. Supposedly they were putting in a park in a lot they owned. Found out they never owned the lot, the lot was zoned commercial, and now a convenience store is going in. Nice park, huh? A few details about our house: Nothing is level, wavy kitchen floor, trash under the carpeting, trash under the sod (2x4s w/ nails. No kidding!), a child could texture the walls and ceiling better, drafty, loose siding, furnace couldn't blow air upstairs because of gaps in ductwork, different size steps going upstairs, wavy walls, grading is terrible, big driveway cracks, creaks everywhere, nothing is square, gaps between foundation and plate (hello boxelder bugs!) and overall pretty shoddy workmanship. Took forever to get things fixed. Plenty of calls and letters to get things done. Do yourself a favor and look at a quality built home first even if it is your price range built home and you will quickly cross any Savannah Homes off of your list after looking at one. They built these homes as cheaply as possible, and cut almost every corner they could. End cabinets in the kithchen do not have an oak veneer as do the extra cabinets we purchsed. Instead it's fiberboard with an oak looking sticker. Same for the island. The trim was nice looking oak, if you look past the crooked cuts, gaps and misfit pieces. I do have to say the cabinets are nice and so is our floorplan, which is the entire list of the good things I have to say about SH.

Twin Gates is asthetically pleasing, when driving through the subdivision. This is most noticeable if you take a drive through some of the comparably priced subdivisions off of Deleware Ave. and the surrounding area. You will notice Twin Gates has a better "feel" to it, relative to resale value. Thank goodness Savannah does NOT allow fiberboard-type siding! I am still waiting for some repairs (I assume these repairs will be done). I bought a Savannah Home specifically for resale value. I have seen a very marked downfall in the quality of some of the other subdivisons by other builders. Also, an important point is that the covenants that Savannah abides by are strict. Take a drive through some other COMPARABLY-PRICED subdivisions and you will see townhomes, twin homes, duplexes, houses with NO garages, houses with distasteful poor quality siding --- all mixed into a subdivision of more expensive homes. Unfortunately for the owner's of the more expensive homes in these subdivisions, their resale value will suffer slightly. I feel comfortable with my investment and the resale value in the Twin Gates subdivsion.

This builder uses the cheapest materials they can find and builds a very cheap house. The first month or so we were in the house, they were good about coming and fixing the little problems, associated with every new house. At the end of the first year, we had to contact them for a final walk through of other minor items and it took forever to get these done. (Edited) did a good job fixing items when he finally got there. But it took numerous phone calls and a letter or two to get their attention. Every time i called our house was next or they were just talking about our house now. They finally got most everything done, there were a couple little things that i finally gave up because they were never gonna get to it. Overall we didnt really have any major problems with our house, so i guess we should consider ourselves lucky. Basically you get what you pay for. I think if the people actually building the houses for them, would take a little time and do things correctly and care about their work they could build a nice little starter house for people, but they seem more interested in just throwing them together as fast as possible.

I strongly suggest running from Savannah Homes as fast as your legs can take you. I have never in my life received such poor customer service, nor have I ever witnessed such lazy and unsatisfactory workmanship. I am ashamed to tell people of the problems we have had with our home in the first 5 months of ownership. To echo earlier comments, the only good experience associated with our purchase has been the work of (edited) who has spent more time fixing our home than Savannah spent building it. He should receive the purchase price - not Mr. (edited) and his incapable crew.

Our house is approximately 1300 sq ft. We paid $150,000. The trim work, both inside and out, is terrible, looks like it was completed by amatuers. The kitchen cabinets are separating from the walls. Savanna is more interested in quanity than quality.

Everyone at Savannah was wonderful. I wrote (edited) a letter stating how much we loved our home and how proud he should be of the staff he has.

On our closing walkthorugh, we found numberous flaws in the fountation, which caused a delay in us moving in. Also, we have come to notice that not a single wall in our home is plumb, nor square. Savannah has reimbursed us for repairs that we made from the homeowners association account, which leads me to suspect that once they turn the association over to us that we will be in the same predicament as earlier comments. When it comes to outside our home, our parking lot floods everytime it rains/ snow melts. I'm sure that those people who own a garage are dealing with even more headaches in relation to this problem. We brought the problem to (edited) attention some time ago, but nothing has been done. Also, our front lawn has been resodded twice now, and the backyard was covered with some brown stuff that was supposed to turn into grass, but just turned into a muddy mess. Finally, they sodded that, just before the first snow. Our 30 day punch list has yet to be completed (we moved in over 8 months ago), and every time we try to get Savannah to take care of it, they give us the royal runaround. On a better note, our realtor was great, and Savannah did do something right in hiring (edited) to do the fix-it stuff. (Edited) does a great job, but is was overworked. Savannah needs five people doing the job that (edited) does alone. Overall, if you want a cheap (both in price and quality) home, then Savannah is the way to go.

There was a lot of mistakes made buy the construction contractors who appeared from their work to "not care", if they had taken a little more time, the quality would have shown. Our front door moulding had hammer holes around every nail and the tub was cracked during our walk through, but Savannah did have these things fixed within 30 days. However having to take time off work so the contractors could come fix their mistakes was an inconvience, but I do understand that there is no such thing as a perfectly built home since we are all human. The main thing is they did fix the mistakes within 30 days after closing. Also, our realtor was from Iowa Reality and was the major problem with the whole experience, she told us the house would have things that was not in Savanahs list. Savannah did accomodate us with our archway she had promised us, so that I am very happy with. I would recommend getting a realtor that knows Savannah homes very well so you are not promised things that they do not normally do. Overall I think that the price range of these new homes is immposible to beat anywhere else and would recommend them to others.

We have had an excellent experience with Savannah Homes. I made a lot of changes and suggestions to our house during the building process and they were very very accomodating. I've found all of the Savannah Homes employees very friendly and very easy to work with especially over the phone. We love our new home! I would recommend them to anyone!

We've had an excellent experience to this point. The few small things we found on our walk through were fixed in no time. They also allowed us to go in and paint the day before we closed. This is not something you will find from other builders. The trust they showed in us was excellent. They also were very open to the changes we wanted with the plan design. We added more cupboards and changed up some other things. I would definately recommend them to anyone.

We have been in our house for just over 6 months, and our experience so far has been good. We have had minor issues, as everyone does with a new house, and Savannah has done a good job addressing those issues. I also can't say enough about the realtor that they used, (edited). She was AWESOME to work with, and gave us special attention any time of day that we needed her. I haven't seen her name on signs recently, but if you can work with her, I would highly recommend it.

We have lived in our house for 9 months. In this time we've had our siding replaced twice and wating for the third time to have it repaired. It was like pulling teeth to get the people out here to repitch ours and our neighbors yard and then to lay the sod the right way. There seems to be little communication going on between the builders and the contracted work. I have to agree on the statement made about not paying for a job until it is complete. Maybe if the money hadn't been released from our escrow so quickly for the sod it might had gotten done in a more timely manner. I can't really go one way or the other on the builder himself, the only time I had contact with him was when I had to make the selections on the color scheme on the house...that took all of an hour. I feel that there should be more contact between the builder and the buyer on the progress of the house. I kept track of the progress myself by stopping by the house often to see how where they were. As for the builders realtor, I am very disgusted at the fact that I had never met her! You would think that there might have been some kind of thank you involved in the fact that we had purchased one of her properties. I never met nor received any type of acknowledgment. Over all, I think that there should be more communication between the builder, contractors, and the home buyers to ensure satisfaction from start to finish. Workmanship should always be top quality! Doing it right the first time, is to not worry about it later.

Avoid this builder. Very poor quality subcontracters and zero customer service. I agree with comments regarding poor cement work. Our house has cracks in foundation, garage floors, and steps. I know of several other homes in our neighborhood with similar problems.Do not close until all problems are resolved because once they have your money you will be pretty much on your own. They also do not pass on information to subcontractors. Most of their subcontractors are incompetent and rude. These houses are cheaply constructed and you get what you pay for. Savanah just turned over control of the homeowners association to the homeowners in our subdivision. The president of our homeowners association is having a difficult time finding a lawn service to take care of the common areas because Savanah owes them all money and has such a poor reputation. Not to mention the fact that they turned it over without any money left in the homeowners association account. When they built our home they dug the foundation wrong. They had the garage on the opposite side of where it should be. They had to re-dig this and tried to charge us for this. They then forgot to poor our foundation and it just sat there for several weeks until we fought to convince them that they hadn't poored it. They claim they can build your home and have you in it in 3 months. This is just a lie, ours took more like 7 months and still was not completely done. They also put a window where a patio door was supposed to go and the door where a window was supposed to go. They did fix this but the mistake delayed things.It was such an obvious mistake it didn't fit into the floor plan at all. I don't how they could have made such stupid mistakes. Overall be very wary of Savanah Homes, get everything in writing and do not close until everything is completed perfectly.
