We closed on our home with MI Homes at the end of November, 2005. This is not the first home we have had built, so we knew to expect some frustration and dissapointment; but we were unprepared for the hundreds of quality issues we encountered. At first we thought our problems reflected only poor subcontractor management by the MI Homes construction superintendent that managed buidling our home. Now we are beginning to recognize a serious quality indifference through out the Orlanda organization. Fully ten months after we moved in we still have a second floor that is includes a major 'hump' from one side of the house to the other. Doorways are covered with scores of blue tape marking the many hammer head indentations, wood gouges, and trim fit issues. Some room corners are way our of square, some walls are seriously bowed in or out. Most of the interior door hardware looks like it was installed by a drunk. MI Homes 'commitment to quality' ended with the signing of the sales contract. The general attitude of the entire Orlando organization toward quality issues is really disappointing. My next home will definitely not be one built by MI Homes.

Just some information I thought people should know. We closed on our home on 8/31/05, which was right before the second hurricane in Florida. Orange county provided the builder with a certificate of occupancy even though we had missing shingles from the first hurricane, no items on our final walk through sheet had been completed, and there was no sod in our backyard. We were informed by the builder that they were unable to obtain replacment shingles (about 10 total were missing) and that they were unable to get sod for the back yard until after the hurricanes. We were told that if we did not close we would lose our home to another buyer. Several other individuals that had concerns at closing were informed the same thing, that if they did not close they would lose their home. We had water damage during the 2nd and 3rd hurricanes. The builder did replace the water damaged wood floors on the first floor. However, the builder also damaged the upstairs master bedroom floors with a buffer that spead some adhesive over the floor (this was not related to hurricane damage) and we are still trying to get them to replace the floors 8 months later! We might finally have a resolution to the problem during the month of May 2005 but we are still waiting for the final decision. During the building process we had several problems: workmen using our toliets without running water in the house for a week (what a horrible smell), a damaged foundation wall that they tried to patch (their idea of a patch was just pushing in the damaged broken brick and putting some cement over it and this was also the wall that leaked during the hurricanes) without our knowledge, workers drinking on the job when are pipes were laid (we actually saw them drinking because he visited the home every day during construction), an 8 inch by 8 inch hole in the wall of a bathroon that they tried to cover up with a mirror until we insisted the hole was patched, and a hole in the upstairs floor that we still don't know why it was made that was repaired prior to the carpet going in. The only thing I can tell you is that if you are building an MI home, visit it every day! The problems I had with MI also might be related to the Orlando division. I have friend in Tampa that had no problems at all when building their MI home.

Closed in Dec 2004. M/I was 6 weeks over contract schedule plus 1 month for 3 hurricanes. Biggest problems are a complete lack of communication. If you want to know what is going on with your house, go find the super and do not allow him to leave until you are satisifed with his answers. Getting an answer from the sales consultant is just as hard. Trust them, BUT VERIFY EVERYTHING THEY SAY. Use email so you have something to back up your conversations. If you are not following the progress on your home on a daily, or even weekly status, I pity you. You will get a home full of problems. Trying to have M/I follow-up on walk through items is very slow. Some things they are responive to, many items are of no interest to they. It seems, that saving money with follow-up issues is more important than good customer support. I would not recommend M/I Homes as a builder, unless you hire a building inspector to assist you through the building process. I will not have them build our next home.
