A major factor in the success of M/I Homes is our exclusive Confidence Builder Program. M/I believes the more you know about the home building and buying process, the more comfortable you'll be. With that in mind, we created the Confidence Builder Program as a source of knowledge and accountability, making the process of buying a home as easy and enjoyable as possible. The following information summarizes the basic elements included in the Confidence Builder Program (additional items may be included in this program based on division and availability).

Worry-Free Mortgage Plan
After you own your home for 60 days you become eligible for our Worry-Free Mortgage Plan which provides that for the following 16 month period, if you become involuntarily unemployed due solely to economic conditions, up to 100% of the monthly principal and interest on your first mortgage will be paid (subject to certain conditions and restrictions). The maximum amount shall not exceed $1,250 per payment for no more than six months.

Personal Hard Hat
At the pre-construction conference, you are given an M/I hard hat and are encouraged to visit your homesite during construction to see first hand the quality being built into your home.

Quality Of Construction
M/I Homes' dedication to quality construction is emphasized by our use of brand-name materials and products throughout your home.

Personal Construction Supervisor
Every M/I homebuyer is assigned a Personal Construction Supervisor to monitor the construction process of their new home and to assure its overall quality and timely delivery. Your Personal Construction Supervisor will become your point of contact throughout your home's construction process.

Pre-Construction Conference
Prior to the start of your construction, your Personal Construction Supervisor and Home Consultant will meet with you to discuss your specific house plans, including how your home will be built and positioned on the site, and to review the construction schedule and answer any questions you may have.

Quality Control Card
During the construction of your home, a Quality Control Card is posted on-site for your inspection. As various construction steps are properly completed and inspected, your Personal Construction Supervisor and an M/I Homes Production Manager will sign the Quality Control Card to assure compliance with M/I's quality standards.

Brinks Home Security System
Every M/I Home includes a Brinks Home Security System at no additional cost. An optional monthly monitoring service is also available.

New Home Orientation
Once your new home is completed, you and your Personal Construction Supervisor will meet for a "walk through" and review of your home, inside and out. The Supervisor will explain the operation of your appliances, air conditioner and heating system; answer any questions you might have; and take care of any agreed upon corrections or modifications.

Guaranteed Completion Of Pre-Settlement Items
At the New Home Orientation, you and your Personal Construction Supervisor will conduct a pre-settlement inspection to determine if any items require further attention. M/I Homes guarantees that all items noted will be corrected and completed prior to closing.

Certificate Of Quality Inspection Plaque
As further assurance of M/I's commitment to quality, a Certificate of Quality Inspection plaque is permanently mounted in your home prior to closing. This plaque is signed by your Personal Construction Supervisor and Robert H. Schottenstein, President and CEO of M/I Homes.

30-Year Transferable Structural Warranty
M/I Homes provides a 30-year Transferable Structural Warranty for your peace of mind and added resale value.

Homeowner Service After The Sale
Even after closing, M/I Homes is committed to servicing your new home. We will contact you to ensure that all pre-settlement items have been completed to your total satisfaction. 90 days after closing, the M/I Homes Warranty Department will schedule a service inspection with you. In addition, M/I will provide a one-year drywall inspection upon request. M/I Homes' Warranty Department is staffed with highly skilled technicians who are trained to address any issues that might arise in your new M/I Home.
