The majority of the comments comming from Bridlewood Park about Ryland are nearly 100% accurate. This neighborhood has had major drainage and flooding issues since the day I moved in over one year ago. Most people are having moderate to major issues with their homes, including things like, cracked driveways, cracked walkways, sinking patios, cracked walls, leaky plumbing, shingles falling off of roofs, leaking roofs, MAJOR shifting of foundations, poor workmanship on drywall seams. Most of the structural issues with these homes are directly related to the drainage problems in the neighborhood, which some homeowners have been asking RYLAND to correct for nearly one year. This builder is totally irresponsible in their approach to correcting problems.

Ryland are you listining to the cry of your homebuyers that you sold to in the Bridlewood Park subdivision? NO,NO,NO!!! Do you want to be the next home builder in the media? That is where you aheading unless you step up to the plate and do what right!!!!!!

This has been a very stressful, intense, trying time for us at the Bridlewood Park subdivision and we are not even the homeowner with the biggest problem. We just happen to be right in the center of the flood plain, according to Bexar County Appraisal Office.

The biggest lie that Ryland people like to use is "the homeowners won't allow them inside."

It isn't that we don't want them in, the issue is that we don't want BAND-AID fixes and patches. We want the cause of our problems addressed. There have been several homes that I know of that Ryland has patched 2 or 3 times and the cracks keep coming back!

My home started cracking and doors started shifting within the first month of being in the home. I consider this to be WAY MORE THAN WHAT SHOULD BE REASONABLY EXPECTED! This is the message that Ryland doesn't seem to get. I truly believe that they do get it but would rather "play stupid" in order to put people off and deny responsibility. They would rather insult our intelligence instead of doing the right thing.

Ryland sure seems to be shook up lately. Here in BRIDLEWOOD PARK, we have the SALES LADY at the model homes flipping homeowners the bird, and making comments like "It's hot in hell , isn't it", But we just smile and say "have a nice day". There has been ubdisputed proof from the Bexar County Appraisal that 12 homes in Bridlewood Park are located in a flood plain. This was brought to several homeowner's attention after protesting their property taxes at the Bexar County Tax Office. Ryland and the City of Live Oak seem to think they are pulling the wool over evrybody's eyes by saying that they have an engineering report from an engineering firm, either directly or indirectly, working for Ryland Homes, stating that there is no flood plain here. CLEARLY a conflict of interest. Somebody got their eyes poked out on that deal. COME ON ARE YOU KIDDING ME? Do they really believe themselves? An engineering report generated by the developer or Ryland or it's affiliates over a Government Agency like the County or FEMA? How many pockets do you think will have to be lined for people to admit that this pile of shit smells like roses. These homeowner's want out of this situation. Some of them live in constant fear of their lives due to the frequency of flooding that goes on here. Not to mention the poor drainage this entire neighborhood has. Ryland Homes will need to make restitution to these homeowners or continue to suffer the embarrassing publicity, which will very soon move to other Ryland developing subdivisions. It took all of the press and media coverage to get their attention.

Saying the homeowners won't let the builder make repairs is a thread-bare excuse. Though this wasn't my builder, I had my own case in another state, so I'm familiar firsthand with the usual excuses, too.

We never refused to let our builder in for repairs. Usually the builder never showed up! I am at home during the week so they never could legitimately claim I didn't let them in, but they tried.

For builders to use the "they won't let us do repairs" excuse to get right-to-repair laws (builders' tort reform basically) passed is despicable. Lawmakers must not have required any proof of the builders' claim to pass laws in their behalf. Just a "donation," ($).
